Living Near Kierland Commons and Scottsdale Quarter: A Guide to North Scottsdale

North Scottsdale is the part of the Valley people picture when they picture Scottsdale — desert mountains on the horizon, open-air shopping you can walk to, championship golf, and a restaurant scene that holds up against cities twice the size. What surprises people who move here is how much of it sits within a few minutes of one stretch of Scottsdale Road.

This is the neighborhood around Manor Scottsdale, at 13220 N. Scottsdale Road in the 85254 corridor — the point where the Shea Corridor, Kierland, and Scottsdale Quarter meet. Here’s what’s actually around you.

Where You Are: The Shea Corridor

The Shea Corridor is the stretch of Scottsdale Road that connects the established neighborhoods south of Shea Boulevard with the newer Kierland and Scottsdale Quarter districts to the north. It’s a practical place to live: quiet residential streets a block off the main road, and everything you need on it.

The 85254 zip has a local nickname — “the Magic Zip Code” — because of a quirk of annexation that gives it a Scottsdale mailing address with a slightly different tax and school picture; valuable information when you’re comparing addresses.

Shopping: Kierland Commons and Scottsdale Quarter

Two open-air centers sit minutes north of Manor Scottsdale, across the street from each other.

Kierland Commons is the older and more walkable of the two — a grid of tree-lined streets with luxury boutiques, design shops, and patio restaurants, which functions as the neighborhood’s main street.

Scottsdale Quarter is the larger and more contemporary center, with national flagships, a movie theater, fitness studios, and a rotating calendar of outdoor events.

For a full mall day, Scottsdale Fashion Square — the largest mall in Arizona — is a short drive south, and Old Town Scottsdale adds galleries, cocktail bars, and a Saturday farmers market.

Dining: From Coffee Runs to Special Occasions

The concentration of good food within a mile of Manor Scottsdale is the thing residents mention most. Mastro’s Ocean Club anchors the special-occasion end of the range. Wine bars, cocktail lounges, and patio dining fill out the everyday side, most of it clustered in Kierland Commons and Scottsdale Quarter.

People playing golf

Golf: TPC Scottsdale and the WM Phoenix Open

TPC Scottsdale sits just up the road, and it hosts the WM Phoenix Open every February — the most highly attended event on the PGA Tour, and something closer to a festival than a golf tournament. The par-3 16th hole is fully enclosed by grandstands and is the loudest hole in professional golf.

The Westin Kierland golf course is even closer for a weekday round, and the concentration of courses across North Scottsdale means tee times are rarely a problem.

The Outdoors: Trails Next Door

McDowell Mountain Regional Park is a short drive away, with more than 50 miles of hiking, mountain biking, and horseback riding trails running through Sonoran Desert terrain — saguaro, palo verde, and long views back across the Valley. Early mornings from October through April are the best window; in summer, go at sunrise or not at all.

The McDowell Mountains themselves are the view from most north- and east-facing residences at Manor Scottsdale.

Getting Around and Commuting

North Scottsdale is easier to commute from than its reputation suggests. Scottsdale Airpark — one of the largest employment centers in Arizona — is minutes away, as are HonorHealth Scottsdale Shea Hospital and Mayo Clinic. The Loop 101 is close enough to reach the rest of the Valley quickly, with Phoenix Sky Harbor International Airport a comfortable drive.

For residents who work at these employers, Manor Scottsdale’s Preferred Employer Program offers 5% off base rent.

The North Scottsdale Calendar

Living here means the year has a rhythm:

  • February — the WM Phoenix Open, and MLB spring training brings the Rockies, Diamondbacks, and Giants within a short drive
  • March through May — the best weather of the year, and peak hiking season
  • June through September — pool season in the truest sense; early mornings and evenings outdoors
  • October through January — patio weather returns, and the seasonal resident population arrives

Making It Home

The advantage of this particular address is that North Scottsdale’s best parts are close enough to be part of an ordinary week rather than a planned outing. Manor Scottsdale’s studio to three-bedroom residences put you in the middle of it, with resort-style amenities for the days you’d rather not go anywhere.
